Why the split? Many states require a mortgage license to broker DSCR and other business purpose loans on 1 to 4 unit residential property. Routing those through Vision Mortgage LLC keeps everything properly licensed in your state. Loans on 5+ unit and pure commercial property are commercial transactions and don't have the same licensing requirement in most states.
