Who I Am
The Capital Goat is a brand operated by Travis Penny. I am a licensed mortgage loan originator with Vision Mortgage LLC, a Maine licensed mortgage company headquartered at 352 Warren Ave, Suite 6, Portland, ME 04103.
Commercial Lending (This Site)
Everything brokered on thecapitalgoat.com is commercial real estate financing for business purpose only. That includes commercial property, 5+ unit multifamily, hotels, ground up construction, SBA real estate, HUD multifamily, bridge, mezz, and equity placements.
Business purpose loans on commercial real estate are not consumer credit. They are not subject to the Truth in Lending Act (TILA), the Real Estate Settlement Procedures Act (RESPA), the Home Mortgage Disclosure Act (HMDA), or the federal SAFE Act. They are not for personal, family, or household use. Borrowers on these transactions are typically business entities (LLC, corporation, partnership) acting for investment or business purposes.
Most U.S. states do not require a mortgage license to broker true commercial real estate loans. A small number of states require a separate commercial mortgage broker license. When a specific state requires licensing for a commercial transaction, the deal is placed under a properly licensed channel or partner.
Residential Investor & Primary Residence Lending
DSCR loans and other residential loans on 1 to 4 unit property (including investor DSCR, fix and flip, ground up 1 to 4 unit, and primary residence FHA, VA, USDA, and conventional) are handled separately under Vision Mortgage LLC at travis.mortgage. These programs require state licensing and are originated by Travis Penny NMLS #1649161 under Vision Mortgage LLC NMLS #23007.
Even when a 1 to 4 unit DSCR loan is for business purpose, many states still require a mortgage license to originate it. Residential investor inquiries are routed through the licensed channel for the borrower's state.
